I was thinking today about the group of Sellers who have taken themselves out of the game for one reason or another. Maybe they had their home on the market earlier without success and just leery of having the same results. But usually they have allowed themselves unconsciously to be programed by the media who prey upon anyone…swooning them with negative reporting of current events and gloomy predictions for the future. These Sellers still want to move but have been taken out by the belief that the market is so slow and so negative that it’s not the best time to try to put their home on the market. They have fallen off the grid.
The best thing is just to tell the truth about what is happening. For example: there was actually 2,227 homes last month (May ’09) in the 9 county greater metropolitan Indianapolis area in central Indiana that have a sale pending. Pending means they now have an accepted purchase agreement and under contract to sell, but not closed yet. These pended sales typically close in 30 to 45 days from time of acceptance. From January through May, transactions have increased each month so far and there have been 10,002 homes with a pended transaction. June is right on pace to continue that trend. That’s a lot of sales isn’t it? Hm-mm…somebody really IS buying homes. Maybe the sky isn’t falling after all.
To those that are still overly cautious, it’s time to take a fresh look. Just know if you do these 3 things your home will sell. Make sure the home is in perfect shape. Price it correctly. Promote your home with a quality marketing campaign. What I mean by quality marketing is one that presents your home in the best possible manner,  so it looks and sounds good. And it’s one that promotes your home on multiple levels…meaning exposure on all 8 or more of the important national and local real estate websites, print media, mailings, flyers…the works. The result will be that everywhere a possible buyer looks, they will find information about your home. When they do, they will want to take a closer look inside. When they look closer, they will see a home in perfect shape and priced competitvely. So, it will stand out from the competition…and chances are they will buy it.
It’s goin to be fun moving to your new home after this one sells isn’t it.
