Rehabbing for Profit

Posted on July 12th, 2009 by Richard. Categories: For Investors, Real Estate Perspective.

The idea is simple. Find a home that’s offered at lower than market price and needs some fixing-up…buy it…put some work into it…and flip it for a quick profit. With all the stories about foreclosure and bank repos, one would think there would be a ton of them out there that would work. The trouble is, there really are only a few homes that fit the correct model.

Making the Positive Choice

Posted on July 11th, 2009 by Richard. Categories: Market Conditions, Real Estate Perspective.

I think everyone will agree that it’s been challenging the last year or two. And although the climate is improving, it will still be challenging in the immediate future. This includes issues concerning the economy, environment and the political landscape to name a few. It’s just my opinion, but I believe we have a clear choice to make individually and also collectively. We either sit back and complain, and wish how things could

Days On Market

When I search the records of our local real estate board MIBOR to look for information about sold properties this year, the results say that there have been 10,131 homes or condominium transactions that have closed this year to date since January 1st in the greater metropolitan Indianapolis area (Marion County plus the other 8 counties that surround it). There are many facets of Going Green. Automobiles and all transportation, in the workplace, manufacturing, energy production, pollution, etc.  But since this site has

For the sale of any real estate in Indiana, sale terms must be in writing or they are not considered valid. So there is a written Purchase Agreement which is drawn up, signed by all Buyers and Sellers, which is the last word on what happens in the transaction. It’s really important that the Purchase Agreement is well thought out and reflects exactly what you want.

Standing Out in the Crowd

Posted on June 11th, 2009 by Richard. Categories: For Home Sellers, Real Estate Perspective.

If a home is on the market, presentation and condition are so important. No…actually…critical is a better word. This has always been true in years past but even more so today in our current market. Whenever there is too much inventory for the number of buyers, then which homes do you think are selling? Well it stands to reason that it’s the ones that stand out from the

Upside Down

Posted on June 8th, 2009 by Richard. Categories: Real Estate Perspective.

There’s an expression in the real estate industry called ”being upside down”. That’s when someone owes more on their property than the property can be sold for. When a property like that is sold, you’ll see that sometimes referred to as a Short Sale. Brokers will advertise that their listing is a “Possible Short Sale”.  The word “possible” is the one thats thorny. The owners are just hoping that their lender will accept less
